This Restaurant Equipment Lifespan Chart traces every published number to its source and keeps unlike benchmark types separate. Its original evidence block is the lifespan-to-warranty crosswalk: DOE FEMP uses a 12-year assumed product life for specified commercial fryer examples, while Vulcan’s current standard whole-product warranty runs one year from installation. Eleven of those 12 years fall outside the standard whole-product warranty.

What are the key restaurant equipment lifespan statistics?

These are the fastest quotable findings in the dataset. Every line carries its year, source, scope, and benchmark type so it can stand accurately outside the surrounding article.

  1. DOE FEMP uses a 12-year assumed product life for specified standard electric and large-vat gas open deep-fat fryer examples, while Vulcan’s November 2025 standard whole-product warranty runs one year from installation — leaving 11 of 12 years outside that standard whole-product term. What does the Restaurant Equipment Lifespan Chart show?

There is no single defensible average for restaurant equipment life. The chart keeps 49 source-specific benchmarks separate and labels whether each number is an appraisal normal-useful-life range, a federal acquisition-model input, a state energy-program effective useful life, or a proposed-rule analytical estimate.

What do manufacturers actually stand behind?

A warranty is a written contractual coverage term, not a lifespan estimate. Across the primary manufacturer statements reviewed on July 28, 2026, standard whole-machine terms range from one to seven years, with product-line, shipment-date, build-date, market, component, and exclusion language determining the actual coverage.

We compiled this register from each manufacturer’s own warranty statement or warranty page. Where a manufacturer publishes multiple live regimes, the table keeps them separate rather than collapsing them into one brand-wide number.

Why can one brand have three different warranties?

Hoshizaki’s Steelheart line is the clearest case. A unit built in June 2022 carries three years of whole-machine parts and labor; one built in August 2022 carries five years of labor, six years of parts, and seven years of compressor-parts coverage; one built in 2025 carries seven years of whole-machine coverage with the compressor included.

All three regimes remain relevant to installed equipment. The applicable product line, serial number, build or shipment date, market, and written statement determine coverage — not the brand name alone.

What do the standard warranties exclude?

Reading the exclusion language matters as much as reading the headline term. True’s October 2025 statement excludes standard wear parts, including door gaskets and bulbs, and limits its compressor term to the covered compressor parts described in the document. Hoshizaki’s January 2025 Steelheart statement likewise excludes door gaskets and bulbs as standard wear parts.

The reviewed statements also contain installation, maintenance, electrical-supply, non-OEM-part, relocation, and authorized-service conditions. True states that it is not responsible for moving a unit from its operating position to make a warranty repair.

Vulcan’s current warranty adds model-family-specific fry-tank schedules. LG and VEG fryers receive entire-fryer replacement for a verified tank leak in the first year, followed by stated buyer-cost percentages through year five; CEF, ER, GR, TR, VK, and VHG tank coverage follows a different schedule through year ten; VFRY tank coverage follows a stated schedule through year five. Those component schedules do not change the general one-year whole-product term.

Why do two True warranty statements publish different terms?

True’s current statement, dated October 2, 2025, provides seven years of labor and parts, plus seven-year compressor-part coverage, for the defined foodservice categories and shipment dates stated in that document. Its June 2023 statement provides five-year labor, six-year parts, and seven-year compressor-part coverage for covered units shipped after November 1, 2021.

The two primary documents describe different published regimes, so the dataset keeps both. A citing writer or equipment owner should identify the applicable unit, category, shipment date, and statement rather than selecting one number for the entire brand.


How large is the gap between a service-life benchmark and warranty coverage?

For source-compatible examples where both a service-life benchmark and a standard whole-machine warranty term could be identified, we subtracted the warranty term from the benchmark. In this crosswalk, the whole-machine coverage ratio is 5 to 8 percent for the cooking and warewashing examples, 42 to 58 percent for the reach-in refrigeration examples, and 27 to 35 percent for the two source-matched Hoshizaki ice-machine examples.

Uncovered years = service-life benchmark minus standard whole-machine parts-and-labor warranty term. Coverage ratio = standard whole-machine warranty term divided by the service-life benchmark. These are arithmetic comparisons, not predictions of repair frequency, repair spending, or individual equipment failure.

The first nine rows compare a source-defined category benchmark with a standard manufacturer term and are not model-specific failure predictions. The final two rows are more tightly matched: Hoshizaki rates the KM-231BAJ at up to 213 pounds per day, placing it in DOE’s at-or-above-100-pound model group, and the AM-50BAK-DS at up to 54 pounds per day, placing it below the threshold.


What does this chart show — and what does it not show?

This chart shows what professional appraisal guidance, federal acquisition models, a current state energy-program manual, a proposed federal analytical model, and manufacturer warranty statements say under their own definitions. It does not show observed failure ages from a national population of commercial kitchen machines.

These are planning benchmarks. An appraiser can use ASA’s ranges as a starting point for a condition-sensitive depreciation analysis; a federal buyer can use FEMP’s product-life assumptions or calculation horizons to compare lifetime energy costs; a utility program can use an effective useful life to credit savings over a defined period. None of those uses predicts the retirement date of one fryer, refrigerator, or dishwasher.


How was this dataset built?

We collected and reverified the figures on July 28, 2026 from primary documents issued or published by the American Society of Appraisers, the U.S. Department of Energy, the Public Utility Commission of Texas, Tennessee agencies, and the equipment manufacturers themselves. The final dataset contains 87 records, with source type, scope, date, status, and calculation fields preserved rather than blended.

What we collected.For each lifespan record: the equipment category as the source scopes it, the number or range, the benchmark type, the issuing organization, the document date, the document’s current legal or publication status, the source URL, and the verification date. Warranty records separately preserve manufacturer, product line, applicable build or shipment date, whole-machine labor and parts terms, component extensions, exclusions, and source document.

Inclusion rule. A numerical record entered the chart only if it had a named issuing organization, an identifiable primary document, a document or update date, an equipment scope that could be stated from the source, an explicit number, and a defined benchmark type. Warranty records required a manufacturer-published page or statement and an identifiable product or date scope.

Exclusion rule. We excluded unattributed industry-average claims, figures copied between commercial blogs, warranties presented as life expectancy, tax recovery periods presented as operating life, whole-system ranges inferred from one component, and lifetime figures reverse-engineered from lifetime-cost totals.

Normalization.We standardized units to years and equipment names for readability without erasing source scope. FEMP’s 36 × 24-inch electric griddle remains a scoped model input; Texas values identified as proxies remain labeled as proxies; ranges stay ranges; point values stay point values.

The no-averaging rule.We did not compute a mean across benchmark types. ASA’s 5-to-8-year dishwasher range and FEMP’s 15-year door-type dishwasher model are both accurately reported under their own definitions; averaging them would create a new number that neither source published.

Derived figures. Uncovered years and coverage ratio in Table 3 are calculated from the two adjacent verified values. They are stored as derived fields and are not represented as measurements.

Source-status checks. Every DOE regulatory figure was checked to determine whether it belongs to a current guidance page, a proposed analytical model, an active rule, or a withdrawn rule. The January 2025 commercial-refrigeration final rule and December 2024 walk-in final rule were withdrawn on May 20, 2025 after congressional disapproval, so their analytical estimates appear only in the historical section.

Reproducibility. The CSV is a flat 87-record register; the JSON groups the same records into benchmarks, warranties, coverage-gap comparisons, historical rule records, and Tennessee valuation records. Record IDs in the downloads match the stable anchors in the tables.


Why do restaurant equipment lifespan estimates disagree so much?

The word “life” is doing several different jobs. ASA’s 8-to-10-year commercial-cooking-appliance range, FEMP’s 12-year fryer model input, and Texas’s 12-year electric-fryer effective useful life can all be reported accurately because they answer different planning questions.

What is normal useful life?

ASA describes normal useful life as the physical life, usually estimated in years, during which new property is expected to remain in service before retirement, with condition, effective age, major rebuilding, maintenance, environment, application, geography, and obsolescence affecting an asset-specific conclusion.

Two details matter when quoting ASA. First, its ranges are appraisal starting points, not measured failure distributions. Second, the study assumes manufacturer-recommended maintenance and states that its ranges came from qualitative research and expert consultation rather than dedicated lifing studies or statistical analysis.

ASA also presents the appraisal relationships physical depreciation = effective age ÷ normal useful life and remaining useful life = normal useful life − effective age. Effective age is the apparent age indicated by condition and use, which can differ from chronological age.

What is a life-cycle-cost horizon or assumed product life?

FEMP needs a period over which to compare purchase and operating costs. Its fryer, griddle, steam-cooker, hot-food-holding-cabinet, and refrigerator examples use 12-year assumptions, its dishwasher example uses a 15-year average-life input, and its convection-oven examples show lifetime energy costs over 12 years.

Those values are useful within the specified federal acquisition models. They are not national survival studies and should not be extended to equipment configurations the pages exclude.

What is effective useful life in an energy program?

A technical reference manual assigns an effective useful life so that an efficiency measure’s savings can be credited over a defined period. The Texas values in Table 1 are Program Year 2026 inputs for energy-program savings accounting, including values adopted from ENERGY STAR tools and stated proxies for certain newer measures.

That makes the values citable program assumptions. It does not turn them into observed physical retirement ages.

What is a warranty period?

A warranty period is a contractual commitment by a manufacturer to repair or replace covered defects for a stated period, subject to the written scope, product line, date, market, exclusions, and procedures. It is not a lifespan estimate, and longer component coverage does not necessarily extend whole-machine labor or parts coverage.

What is a tax recovery or valuation period?

A federal tax recovery period is the period over which cost or basis is recovered under a statutory schedule. Tennessee’s Group 1 factors are state valuation inputs for tangible personal property. Neither answers when a machine will fail.

How do chronological age, effective age, and remaining useful life differ?

Chronological age is elapsed time since an asset entered service. Effective age is an appraisal judgment about apparent age given condition and use, and remaining useful life is an asset-specific estimate of future service under the applicable appraisal framework.

How long does cold-side equipment last?

Current cold-side planning benchmarks cluster around 7.5 to 15 years, but they describe different scopes. ASA gives grouped restaurant refrigeration 10 to 15 years, FEMP and Texas use 12 years for specified commercial refrigerator or reach-in models, and DOE’s proposed ice-maker model uses 7.5 or 8.5 years depending on harvest capacity.

How long do reach-in and cabinet refrigerators last?

Three current planning figures align without being identical: ASA’s grouped restaurant refrigeration category is 10 to 15 years; FEMP assumes 12 years for a typical 24-cubic-foot vertical solid-door refrigerator; and the current Texas TRM uses a 12-year effective useful life for solid- and glass-door reach-in refrigerators and freezers.

The warranty picture depends on date and line. True’s current October 2025 statement gives covered categories seven years of whole-machine labor and parts for the stated shipment period; its June 2023 statement gives five years of labor and six years of parts for its stated period. Hoshizaki Steelheart units built on or after January 1, 2025 carry seven-year whole-machine terms, while older Steelheart regimes are shorter.

How long do automatic commercial ice makers last?

DOE’s 2023 proposed-rule analysis estimates 8.5 years for automatic commercial ice makers at or above 100 pounds per day and 7.5 years below 100 pounds per day. The current Texas TRM uses 8.5 years, and ASA’s restaurant table gives ice-making machines an 8-to-10-year normal-useful-life range.

Hoshizaki’s current published whole-machine terms run three years for KM, DKM, DM, IM, DCM, F, and -C lines and two years for AM and C undercounter lines, with additional component coverage stated by product family. The KM-231BAJ page lists up to 213 pounds per day and three-year whole-machine coverage; the AM-50BAK-DS page lists up to 54 pounds per day and two-year whole-machine coverage.

What do ASA’s cold-storage tables cover?

ASA maintains a separate sector for walk-in and cold-storage refrigeration. Its table assigns 10 to 15 years to classes including coils, centrifugal fans, and pipe covering; 15 to 20 years to process-support equipment including compressors, condensers, cooling towers, pumps, and electrical wiring; and 15 to 25 years to cold-storage and ice-making equipment that includes industrial ammonia-system components.

Those are industrial cold-storage classes, not restaurant reach-ins. They should not be substituted for the restaurant refrigeration rows in Table 1.


How long does hot-side equipment last?

Current federal and Texas energy-program models frequently use 12 years for source-defined hot-side equipment, while ASA’s broader restaurant category assigns commercial cooking appliances 8 to 10 years. The manufacturer warranty examples reviewed here generally cover the whole machine for one year, with product- and component-specific exceptions.

How long do commercial fryers last?

FEMP uses a 12-year assumed product life for a standard 14-inch electric open deep-fat fryer example and an 18-inch large-vat gas open deep-fat fryer example. The electric calculation assumes 150 pounds of food per day, 16 hours of use per day, and 365 days per year; the gas example assumes 150 pounds per day, 12 hours per day, and 365 days per year.

The current Texas TRM independently assigns electric fryers a 12-year effective useful life. ASA’s broader commercial-cooking-appliance category is 8 to 10 years, while Vulcan’s current standard whole-product term is one year with separate model-family fry-tank schedules.

How long do commercial ovens last?

FEMP’s half-size electric and full-size gas convection-oven examples calculate lifetime energy costs over 12 years. The current Texas TRM uses 12-year effective useful lives for combination ovens, electric convection ovens, and electric deck ovens.

Those records do not establish a universal 12-year physical life for every rack, conveyor, pizza, or specialty oven. The chart retains each source’s category and model scope.

How long do commercial griddles last?

FEMP assumes a 12-year product life for a 36 × 24-inch thermostatically controlled electric flat-plate griddle under its stated usage assumptions. The current Texas TRM also uses a 12-year effective useful life for electric griddles.

FEMP excludes manually controlled griddles and fry-top ranges from the acquisition scope. The 12-year figure should not be extended to those excluded classes without another source.

How long do commercial steam cookers last?

FEMP uses a 12-year assumed product life for a three-pan pressureless steam cooker modeled at 50 pounds of food per day, four hours per day, and 250 days per year. The current Texas TRM also assigns electric steam cookers a 12-year effective useful life.

Steam tables and kettle steamers are outside the FEMP acquisition scope. Vulcan’s current warranty lists longer terms for specified ScaleBlocker steamer components. Those component extensions do not change the one-year standard whole-product term used in Table 3.

How long do hot-food holding cabinets last?

FEMP assumes 12 years for a 15-cubic-foot hot-food holding cabinet used nine hours per day, 365 days per year, and the current Texas TRM also uses a 12-year effective useful life. ASA’s broader hot-food display category is 8 to 10 years.

FEMP excludes cook-and-hold and proofing units, heated transparent merchandisers, and drawer warmers. Vulcan’s current statement lists 10-year heating-element coverage for specified holding-equipment categories, but that component term does not extend the standard whole-machine term.

Which additional hot-side categories now have current Texas values?

The Program Year 2026 Texas manual also provides source-specific values: 12 years for contact and radiant conveyor toasters, 10 years for induction cooktops, and 12 years for induction soup wells. The manual identifies the toaster values as proxies from electric convection ovens and the soup-well value as a proxy from hot-food holding cabinets, so Table 1 labels them as proxies rather than measurements.


How long do dishwashers, beverage equipment, and small equipment last?

Warewashing produces the widest current spread in the chart: 5 to 8 years in ASA’s grouped appraisal category, 10 to 20 years across the current Texas machine-type values, and 15 years in FEMP’s high-use door-type model. The spread reflects category and benchmark differences rather than one contradiction that should be averaged away.

Why are the dishwasher figures 5–8, 10, 15, and 20 years?

ASA’s restaurant table groups dishwashers at 5 to 8 years as normal-useful-life appraisal guidance. The current Texas TRM splits commercial dishwashers by machine type: 10 years undercounter, 15 years stationary single-tank door, 20 years single-tank conveyor, 20 years multiple-tank conveyor, and 10 years pot, pan, and utensil.

FEMP uses 15 years for a high-temperature stationary single-tank door-type machine washing 280 racks per day, 365 days per year. That matches the Texas value for the same broad machine type, while ASA remains a broader appraisal category.

How long does a pre-rinse spray valve last in the Texas program model?

The current Texas TRM assigns a five-year effective useful life to the pre-rinse spray-valve measure. That is one-third of its 15-year value for a stationary single-tank door dishwasher and equals the five-year value it assigns display-case night covers.

The comparison describes program accounting values. It does not establish that every valve will be replaced exactly three times during one dishwasher’s physical life.

How long do coffee and beverage systems last?

ASA assigns coffee-making machines a 5-to-8-year normal-useful-life range and beer and beverage dispensing systems a 10-to-15-year range. Both are grouped appraisal categories covering many configurations and should not be converted into brand- or model-specific predictions.

How long do cookware and small appliances last?

ASA’s shortest restaurant band, 3 to 6 years, covers cookware and grouped small appliances including blenders, food processors, grills, and toasters. The separate Texas toaster records in Table 1 are 12-year program values for defined contact and radiant conveyor toaster measures and are explicitly based on a proxy, so they do not replace ASA’s broader small-appliance category.

ASA also notes that restaurant furniture, fixtures, and leasehold-improvement life can be affected by management renovation cycles, which is an economic or functional consideration rather than a measured physical failure age.


How long does a walk-in cooler last?

There is no single honest whole-system number because a walk-in is an assembly. Insulated panels, display and non-display doors, and the refrigeration system can be repaired, rebuilt, or replaced on different schedules.

DOE modeled those components separately in its 2023 proposed-rule and 2024 final-rule analyses. The final-rule model used an 8.5-year average for refrigeration systems and non-display doors, while the proposed-rule discussion described average lifetimes across component classes spanning 8 to 20 years.

The December 2024 final rule was disapproved by Congress and withdrawn on May 20, 2025. The analytical estimates remain in DOE’s published record and are retained below for historical research, but they are not active standards and are not represented as measured whole-walk-in life.

ASA’s separate industrial cold-storage sector assigns 10 to 15 years to classes including coils, centrifugal fans, and pipe covering; 15 to 20 years to process-support equipment; and 15 to 25 years to cold-storage and ice-making equipment. Those classes are not a substitute for one restaurant walk-in number.


What did the withdrawn federal rules say?

Two DOE final rules containing useful lifetime-model inputs were disapproved by Congress and withdrawn on May 20, 2025. The figures remain citable as historical analytical records only when the withdrawal status travels with the number.

The legal status matters when quoting the 14.0-year commercial-refrigeration figure. The President signed a joint resolution of disapproval, and DOE’s May 20, 2025 withdrawal states that the final rule has no force or effect.


What actually changes service life in a working kitchen?

The source documents repeatedly identify workload, operating environment, maintenance, installation, component replacement, and obsolescence as variables that can change asset-specific life. None of the reviewed primary sources supplies a universal multiplier that converts one maintenance practice, local climate, or water-hardness reading into a fixed number of added or lost years.

  • Duty cycle and production volume.FEMP’s examples attach their numbers to stated workloads: the electric fryer model uses 150 pounds of food per day and 16 operating hours; the gas fryer model uses 150 pounds and 12 hours; the dishwasher model uses 280 racks per day.
  • Preventive maintenance. ASA states that its ranges assume manufacturer-recommended maintenance. True, Hoshizaki, Vulcan, and Hobart condition warranty coverage on the installation, maintenance, and service terms in their documents.
  • Water conditions. Ice machines, dishwashers, steam equipment, combi ovens, and coffee equipment all interact with water, and manufacturer maintenance requirements address those systems. We found no primary source in this review that quantified a universal number of service-life years to add or subtract for a stated hardness level.
  • Condenser environment.FEMP’s refrigerator buyer guidance notes that bottom-mounted compressors generally draw cooler air near the floor, while top-mounted configurations can be preferable where flour dust could be drawn into a bottom-mounted system.
  • Installation and electrical supply. Manufacturer statements exclude or limit failures tied to installation, voltage, wiring, unauthorized parts, or other conditions specified in the written warranty.
  • Major rebuilds and component replacement. ASA treats significant life-extending investment beyond normal maintenance as material to useful-life analysis. Replacing a compressor, door, control, or tank can change the condition and remaining-life analysis without resetting every part of the machine to new.
  • Functional and technological obsolescence. ASA includes functional obsolescence and the availability of newer technology among the reasons an asset can leave service before physical destruction.

Commercial kitchen equipment can involve gas, high-voltage electrical service, refrigerant under pressure, hot oil, steam, and heavy components. Diagnostic and repair procedures belong with qualified personnel and, where law or manufacturer terms require it, licensed or authorized technicians; this page does not provide hazardous-work instructions.


How does Tennessee treat restaurant equipment life?

Tennessee’s official tangible-personal-property framework uses economic-life groupings and valuation factors, but it answers an assessment question rather than a physical-life question. Restaurant fixtures and equipment appear in Group 1 in the state’s tax-year 2025 schedule.

Under Tennessee Board of Equalization Rule 0600-05-.06, the presumptive fair-market-value method for covered commercial and industrial tangible personal property is based on acquisition cost less scheduled depreciation or residual value, whichever is greater, absent evidence to the contrary. The rule links the grouping and depreciation allowed to the schedule prescribed under Rule 0600-05-.11 and a reasonable economic life for the group.

These factors produce a valuation input. They do not predict when a refrigerator, fryer, dishwasher, or other machine will fail.

The same distinction applies federally. IRS Publication 946 defines recovery periods and depreciation methods for recovering property basis under tax rules; those schedules are not engineering measurements of physical endurance.

Local data finding. We searched the official Tennessee Comptroller and Shelby County government sources reviewed on July 28, 2026 and did not locate a published dataset measuring observed restaurant-equipment retirement or failure age by category. No Tennessee, Shelby County, or Memphis lifespan adjustment has therefore been applied to the national benchmark records.


Which categories did we not assign a number?

Publishing a number for every category would make the chart look more complete and make it less defensible. The categories below remain unnumbered because no primary source meeting the inclusion rule supplied the required scope.

What are the limitations of this dataset?

The chart is designed to make unlike figures legible, not to erase their limitations. These constraints travel with every record and prevent a planning benchmark from being mistaken for a measured failure age.

  1. This is not an observed-failure dataset. No source used here reports measured retirement ages from a nationally representative population of commercial kitchen machines.
  2. ASA states that its ranges come from qualitative research and consultation with industry experts and that no dedicated lifing studies or statistical analyses were performed.
  3. FEMP figures are inputs or calculation horizons in specific federal acquisition examples with stated product scopes and duty cycles. They are not national averages.
  4. Texas TRM effective useful lives are Program Year 2026 values adopted for energy-savings accounting. Some come from ENERGY STAR tools and some measures use stated proxies; they are not observed physical lives.
